THE JOB

The overall responsibility of the Maintenance Director is to:

  • Care for and maintain the physical building and grounds
  • Suggest, research and oversee capital improvements
  • Provide a safe, clean environment for all customers and staff

All these things need to be accomplished while managing a budget, staff and an excellent working relationship with all venue stakeholders

WHAT THIS ROLE WILL DO

Maintaining the Venue to OSHA and Safety Standard

  • Participate in monthly safety committee meetings
  • Ensure that all safety standards are meet according to OSHA properties
  • Ensure that all safety equipment is available and in good repair (alarms systems, fire extinguishers, smoke detectors, etc.)
  • Coordinate with all operations managers to ensure property is kept up to all safety standards, especially regarding venue evacuation protocols

Mechanical Operations

  • All plumbing, electrical and HVAC systems are operating to standard
  • All electrical systems are operating to standard
  • All light construction work is being completed in a timely manner
  • All painting work is being kept clean and standard

Maintain relationships with local vendors

  • Maintain Appropriate Relationships with Local Vendors
  • Ensure that relationships with local vendors are professional
  • Comparative price shopping

Grounds and landscape

  • Upkeep of the exterior of the building
  • Landscape maintenance

Supervision of Department

  • Provide a positive environment within the department
  • Hire, train and schedule in-house maintenance/housekeeping staff
  • Maintain open communication with staff
  • Conduct evaluations of maintenance/housekeeping staff, outline goals, propose raise recommendations

Financial Management

  • Schedule Yearly, quarterly and monthly preventative service
  • Conduct yearly contract review for service providers
  • Code and submit invoices
  • Be familure with, and work within the constraints of a yearly budget

WHAT THIS PERSON WILL BRING

Qualifications:

  • Knowledge of a variety of building mechanical systems including HVAC systems
  • Knowledge of steam heating systems a plus
  • College degree in a building engineering/maintenance or the equivalent of knowledge gained from past employment experience
  • 3-5 years maintenance/facilities trade experience
  • Tolerance of all cultures, music and art forms

Physical Work Requirements:

  • Physical activities include walking, talking, seeing, hearing, pushing, balancing, stooping, crouching, kneeling, handling
  • Ability to walk and stand for long period of time
  • Ability to lift and carry objects up to 50 pounds
  • Ability to work in a very fast paced environment with considerable noise and interruptions. Must be able to change activity frequently
  • Ability to respond to emergency situations whenever they may occur
